When it comes to effective property-tax rates—the amount of taxes divided by a home’s value—western New York property owners pay more than any other area of the state, according to data released today by the Empire Center for Public Policy.
The data shows that the highest effective property-tax rates are in cities and rural areas with low property values and the lowest are in resort communities and wealthy areas with high property values. The statewide median is $30.17 per $1,000 of assessed value.
Wellsville, a village in Allegany County, has the highest rate in the state at $63.51 per $1,000, 77 percent higher than the western New York rate median of $35.94 and more than twice the state median. The village had the highest effective rate last year too.
The Rye school district portion of the city of Rye is the lowest-taxed area within cities, with an effective rate of $14.46 per $1,000, the Empire Center found.
The village of Sagaponack in the Hamptons has an effective tax rate of $1.19 per $1,000, making it the lowest-taxed community in this year’s survey…..
